Starting point.
A family from Pamplona purchases a 60 m2 flat located at Monhau street in the town of Biarritz, renowned for being one of the most popular destinations due to its beautiful beaches and scenery, not to mention the friendliness of its inhabitants and the peaceful atmosphere.
After searching online, they came across the website www.arizagacr.com and decided to contact us to see if our company could carry out the renovation work they wanted.
They asked us to provide them with a quote based on their instructions and our advice for the complete renovation of the apartment. They had previously gathered information about our company and the quality of our work by checking Google reviews. They were very satisfied with the comments they read from our customers about our services, which is why they decided to contact us.
The building was constructed approximately 70 years ago and was previously used as a hotel. It was converted into apartments due to high demand and its location in the heart of Biarritz, facing the sea.
The property consists of a bedroom, kitchen-living room and bathroom, all distributed over an area of approximately 60 m², as mentioned above.
The flat does not comply with current safety regulations and does not suit their tastes and needs. For these reasons, they want to carry out a complete renovation to achieve greater safety and a more welcoming, personalised and luxurious atmosphere.
They have asked us to carry out the renovation – complete modernisation of the bathroom, a new modern, high-quality kitchen, replacement of the flooring throughout the flat, as well as the lighting, painting, etc.
Work carried out.
After signing the quote and contract with ARIZAGA CR, S.L, we proceeded to demolish and clear out the bathroom, bedroom and kitchen.
Once this phase was complete, we proceeded to build a new partition wall between the bathroom and the bedroom. We used 9 cm wide bricks to ensure a high-quality, solid and durable finish. In addition, the level of sound insulation is higher than if we had used plasterboard. The strength of the brick partition wall ensures that cupboards, mirrors, kitchen furniture, etc. can be securely attached.
This family needed an extra room for their son. We suggested using part of the kitchen to build a separate space for this purpose. Once our idea was accepted, we built a partition wall using solid bricks to improve the room's sound insulation and also to be able to hang the kitchen cabinets on a solid support.
We lowered the ceilings throughout the flat by 6 cm in order to run electrical cables throughout the house and, at the same time, to better insulate the flat using rock wool and plasterboard.
We also replaced all the electrical wiring in the flat, including a new electrical panel, due to the age of the entire installation and its failure to comply with current safety regulations.
Similarly, we made the necessary changes in the bathroom and bedrooms, making the necessary cuts in the brick partitions to run the pipes and wiring.
We also removed the carpet from the living room, hallway and bedroom floors.
We then proceeded to level the floor using a laser and levelling compound to make the entire floor of the flat perfectly flat.
Once this work was completed, we laid the so-called blanket in order to achieve greater noise insulation with respect to the flat located on the floor below. We then proceeded to install floating parquet flooring. This work ensures that no creaking or noise is heard when walking on it.
The floating parquet flooring installed is a high-quality, long-lasting material due to its high resistance.
Floating parquet flooring is installed leaving a small gap between it and the walls (which is then covered with skirting boards) so that it can expand and we do not have problems with the floor bulging.
Next, we protected the floors with cardboard to avoid staining or damaging the floating parquet flooring.
We installed new frames for the new doors.
We also removed an electric radiator that was practically new so that we could paint the walls.
After clearly defining all the spaces in the property, as mentioned above, following the client's instructions and our advice, the next step was to replace all the hot and cold water pipes. These have been replaced with new pipes. We installed copper pipes for the hot and cold water supply and PVC pipes for the drains and downpipes.
BRICKLAYING.
In the bathroom and kitchen, we laid the tiles chosen and purchased by the client.
Once the bathroom tiling was complete, we installed the toilet, the sink with its corresponding cabinet and mirror, the flush-to-floor granite shower tray and the shower screen. We installed a laminated glass pivot door to enter the shower, which when opened leaves a 15 cm space in which a towel radiator can be installed. See details in the photos.
All the bathroom fixtures were freely chosen by the client from the store(s) of their choice. We took care of picking them up at no cost to the client.
Once we had installed all the bathroom fixtures and finished the walls and ceilings, we proceeded to assemble and install the kitchen cabinets and appliances.
ELECTRICITY.
We have described the electrical work above.
It should be added that it was the client who chose and purchased the LED ceiling lights where they saw fit. We took care of their installation.
CARPENTRY.
We have changed the layout of the entrance hall and bathroom. To do this, we demolished the bathroom partition wall and built a new one using 9 cm wide double bricks. We also installed a sliding door to gain space inside the bathroom.
This has allowed us to gain space and optimise it.
As in the bathroom, we have installed a sliding door in the new room we have built at the back of the kitchen.
In both cases, the sliding door is embedded in a galvanised steel frame. This means that, instead of part of the partition wall, a galvanised steel structure is installed (through which the door runs on a guide), which is then plastered and painted or tiled, giving the impression of a normal partition wall, but with the door hidden inside.
PAINTWORK.
From the point of view of the paint finish, the property does not look particularly well cared for. There is clearly room for improvement.
The walls were slightly curved, with concavities and convexities, misaligned... We smoothed the walls to eliminate the defects. Then we sanded them carefully because the current style of clean walls and refined lines requires a perfect finish.
Therefore, we decided to chip and smooth the walls so that they would have a uniform appearance. We filled in cracks and then sanded everything down. To do this work, we used a device called a giraffe. We applied a primer and two or three coats of paint, depending on the need.
When choosing the paint colour, we provide the client with a colour chart, from which they choose two or three colours, and we apply a sample to the wall so that the client can get a realistic idea of the colours and make their final choice.
The clients opted for colours offered by the English paint company Farrow & Ball.
This brings us to the final stage of the work, where we thoroughly clean the flat before handing it over to the client.
