We are located in Vitoria, Basque Country, in a central street near Avenida de Gasteiz and Plaza Lovaina. It is a construction of the nineties, with concrete structure and that, despite having an acceptable appearance, needs an updating and renovation of different elements, such as electricity, plumbing, bathroom, etc.
Work carried out:
First of all, the common areas are protected: landings, lift and main entry door of the building.
Demolition by manual means, transport and payment of recycling taxes.
A wall is demolished for extending the bathroom surface using a part of the bedroom that dissapears.
Demolition of the walls that divide the three bedrooms.
Construction of two partitions: one in the bathroom and the other to divide the two bedrooms that result.
Wardrobe located in the hallway: closure with brick of the closet located in the hallway next to the bathroom and opening of a new access from the master bedroom next to the closets.
Gallery of the living room: demolition of the carpentry division (to unify this galley with the living room) and preparation of the floor by filling up the difference in level, following the demolition of the partition, in order to put it back on the same level as the rest of the apartment.
After the partitions are demolished, the surfaces are placed at the same level and ready for the installation of laminate flooring.
All partitions are built of brick and mortar.
Total refurbishing of the master bedroom’s bathroom.
A partition is demolished for extending the bathroom surface using a part of the bedroom that dissapears.
Floor tile and wall tile installation(the customer provides the materials and the company takes care of picking it up and transporting it).
New complete plumbing facility: we install new copper sanitary pipes and PVC evacuation drains, including adaptation to the new distribution of equipment (shower and lavabo).
Installation of the equipment (shower screen, shower tray, wc, bidet and lavabo) (the customer provides the equipment and the company takes care of going to pick it up and transport).
Construction of a built-in shower tray (Italian shower) and a wall separating it from the toilet.
Installation of laminated flooring throughout the apartment (except kitchen and bathrooms). The customer provides the material and we take care to pick it up and transport it).
Skirting board: installation of the skirting board all over the perimeter where the laminated floor was installed. The customer provides the equipment and we take care of picking it up and transporting it).
Supply and installation of four interior doors, completely finished. with jambs and new pre-frames included.
Supply and installation of a sliding door frame. We have smoothed, sanded and painted on one side of the wall and tiled the other side. Then we installed the sliding door.
Supply and installation of a new armoured entrance door with replacement of the pre-frame. Completely finished.
The existing electrical installation is obsolete and dangerous because it does not comply with current regulations.
Regarding the new electrical installation, We start with the installation of new corrugated tube throughout the apartment - except kitchen and bathroom - (an independent and direct line for each service, be it this lighting, general plugs, oven, washing machine, etc.), embedded by the walls and hidden in the false ceiling.
We never use old conductions (sometimes in lead material) because we have neither guarantees of their condition or thickness, nor that the electrical wire can be torn, ripped or damaged when inserted through the old tubes.
Subsequently we introduce the new electrical wire, with different sections depending on its destination (lighting, oven, etc.).
Regarding the electrical panel, we install a new one with a differential circuit breaker (to protect people’s life) and its independent magneto-thermic circuit breakers(to protect electrical installation and household appliances) for each service, according to regulations.
Supply and installation of a new gas heater - Baxi branded - , aluminum radiators throughout the apartment and a towel rack in the bathroom.
Installation of new water pipes using copper pipes.
The apartment has a special network of planters in the outline of the façade under the windows. These, over the years have lost their waterproofing and produce moisture inside. That's why we repair and clean these elements and install asphalt fabric.
We also built a plastering with thermal and acoustic insulation in areas where there was no double wall.
Supply and installation throughout the outer perimeter of asphalt fabric for avoiding water filtrations and humidity problems.
The windows are originally made of aluminum but of very poor quality. Since they do not have the thermal bridge breakage system and double glazing either, in addition to not isolating, condensation occurs that causes moisture stains on the contours of the windows.
These are quite complicated sets of configuration windows. However, we solve the installation with absolute success.
Supply and installation in the living room and kitchen of PVC insulating windows with CORTIZO profile, white color inside, without shutters (see specifications).
In the kitchen, separating the gallery, supply and installation of a sliding window with double sheet, without blinds and simple glass, and lacquered in white.
As we have said, we have also changed the windows. We have installed PVC windows of the CORTIZO THERMOTEC leading brand with 5 insulating chambers, galvanized steel reinforcements, double-glazed. Turn and Tilt wigwag system, hinges, ironworks and fittings Roto Frank of the highest quality that guarantee its perfect functioning for decades with a very high degree of comfort.
To reduce the heat input from the outside we have installed glass with low emissivity treatment (glass treated with silver oxide) that reduce up to 80% the amount of heat (infrared rays) that enters the house. This treatment blocks the infrared radiations, that are the ones that transport the energy of sunlight, without limiting the amount or tonality of light that enters.
In addition, we have used double-glazed with ARGÓN, instead of air in the existing chamber among the two glass sheets, in order to achieve a noticeable lowering of the coefficient μ. The explanation is simple physics: the transmission of cold - heat from one glass sheet to another is produced by the internal currents that exist in the chamber among glazings. Argon is heavier gas than air and, therefore, taking longer to heat up or cool down, currents and thermal transmittance will be lower. The result is that we get a coefficient μ significantly lower.
The apartment featured a mixture of gotelé, multi-layered wallpaper, paint on wallpaper. In addition, the walls were curved, with concavities and convexities, misaligned.
For decades, the gotelé has been used to disguise the finishing imperfections. But the current style of clean walls and straight lines requires a perfect finish.
We decided to remove the old coat of coating, apply plaster on the walls to cover imperfections and smooth them in order to obtain an homogeneous surface. We cover the cracks, smooth the walls and then apply a primer and afterwards three paint coats.
When choosing the color of the paint, we offer the customer a table of colors, from which two or three are chosen and a sample is applied to the wall so that the customer gets a plausible idea of the colors and makes the final choice.
Thus we reach the final point when we deliver the apartment completely clean. Ready for start living.
