Comprehensive reform in Plencia. Basque country.
In this case, we face a house located in the municipality of Plencia (Plentzia), on the left bank of the so-called Gran Bilbao, between the cities of Sopelana, Urduliz and Gârliz and near Bakio. It is a construction of the 60s that has not been reformed before and presents the signs of the time passing.
The client decides to redistribute the space and carry out a comprehensive reform, including bathroom, kitchen, doors, windows, etc.
Work done:
Apartment of 56 m2, Comprehensive reform.
Demolition.
Demolition by manual means, descoyping, emptying, clean point transport and landfill rates.
Despite being a concrete building, being the upper floor, we find a set of wooden beams that rest on the partitions that serves as support for the false ceiling. As a result, when demolishing some walls to redevelop space, we are forced to remove some of these beams.
The partition next to the kitchen, hallway and living room is demolished, and the space dedicated to the bathroom is expanded by the construction of a new partition.
Kitchen.
Change of old pipes (sanitary and drains) and realization of the new distribution. Installation of furniture and appliances.
Tile the floor and the walls.
Bathroom.
Change of old pipes (sanitary and drains) and realization of the new distribution.
Complete bathroom reform (including change of distribution), with tiling of floors and walls.
Installation of a shower tray, screen, toilet, sink with lower wardrobe plus mirror and taps.
Carpentry.
Supply and installation of three interior doors. Completely topped with jambs included.
Supply and installation of the new armored entrance door, with pre-frame replacement. Totally topped.
Supply and placement of AC-5 laminated wooden floor throughout the apartment, except the ktchen and the bathroom, upon an insulating blanket.
Supply and placement of the skirting board all over the perimeter where the laminated wooden floor has been installed.
Electricity.
The existing electrical installation is obsolete and dangerous because it does not comply with current regulations.
Regarding the new electrical installation, We start with the installation of new corrugated tube throughout the apartment (an independent and direct line for each service, be it this lighting, general plugs, oven, washing machine, etc.), embedded by the walls and hidden in the false ceiling.
We never use old conductions (sometimes in lead material) because we have neither guarantees of their condition or thickness, nor that the electrical wire can be torn, ripped or damaged when inserted through the old tubes.
Subsequently we introduce the new electrical wire, with different sections depending on its destination (lighting, oven, etc.).
Regarding the electrical panel, we install a new one with a differential circuit breaker (to protect people’s life) and its independent magneto-thermic circuit breakers(to protect electrical installation and household appliances) for each service, according to regulations.
Kitchen:
- Plugs for six appliances (vitro plate, oven, microwave, refrigerator, washing machine, dishwasher) and gas heater.
- Another four plugs on countertop.
- One switch.
- A point of light.
Corridor/Entry:
- Two switched switches.

- Ringer + doorbell.
Bathroom:
- Two light points.

Heating.
New complete gas installation.
Supply and installation of a new gas heater.
Windows.
Supply and placement of PVC insulating windows with CORTIZO profile, in white, with double glass, five insulating chambers and aluminum shutters.
We have also changed the windows throughout the apartment. We have installed PVC windows of the CORTIZO THERMOTEC leading brand with 5 insulating chambers, galvanized steel reinforcements and double-glazed. Turn and Tilt wigwag system, hinges, ironworks and fittings Roto Frank of the highest quality that guarantee its perfect functioning for decades with a very comfortable degree of comfort.
To reduce the heat input from the outside we have installed glass with low emissivity treatment (glass treated with silver oxide) that reduce up to 80% the amount of heat (infrared rays) that enters the house. This treatment blocks the infrared radiations, that are the ones that transport the energy of sunlight, without limiting the amount or tonality of light that enters.
In addition we have used double-glazed with ARGÓN, instead of air in the existing chamber among the two glass sheets, in order to achieve a noticeable lowering of the coefficient μ. The explanation is simple physic: the transmission of cold - heat from one glass sheet to another is produced by the internal currents that exist in the sealed chamber among glazings. Argon is a heavier gas than air and therefore, taking longer to heat up or cool down, currents and thermal transmittance will be lower. The result is that we get a coefficient μ significantly lower.
Plasterboard.
Installation of false damp proof plasterboard ceiling in the bathroom and kitchen upon galvanized steel profiles and with thermal and acoustic insulating interior material.
Installation of three plaster shelves between the pillar and the wall. composed of a substructure of galvanized omega-steel profile, covered with plaster.
Painting.
Throughout the house, ceilings and walls:
- Removal of gotelé and/or wallpaper;
- Removal of cracks and wall pike;
- Application of paint, prior primer; finish on the hands to be applied as needed.
- For the choice of paint, we provide the customer with a Pantone (color table) so that he freely chooses the color that best matches his style of decoration.
