It is an apartment of 118 m² and we carry out a comprehensive refurbishing.
This renovation work is carried out in the center of Vitoria, in a flat located in a tower near the Plaza de América Latina, the new bus station and the Txagorritxu Hospital.
A young couple hires us to reform the apartment they have just acquired in the center of Vitoria, Basque Country. As they say, it is a work in which they want to have a company that gets involved, giving suggestions, alternatives, ideas and tips for what will be their home for many years. Complicity is established immediately and, based on the original idea, we are evolving to a fantastic end result: their home and that of their young children.
Based on the original distribution, we focus on turning a small toilet into a large bathroom; in getting a large master bedroom with dressing room that integrates what was formerly the only bathroom of the house; and integrate kitchen, living room and dining room creating a day space of more than 50 m2.
The budget includes the following works:
Demolition by manual means, emptying, transport and reciclying rates.
The kitchen, bathrooms and partitions are demolished, following the distribution of the plan.
After the demolition of partitions and stripping the wooden floors off we spread out a self-leveling mass in order to obtain after been applied a homogeneous and completely smooth surface throughout the apartment.
Division walls are built in order to delimit the rooms areas, according to new distribution indicated in the plan. The division walls are built - using bricks or plasterboard - upon galvanized steel profiles and with inside insulation material. At the customer's choice.
We build a double brick wall - with insulating material inside - at the bottom of the balcony in the room that now expands. The reason is that we close the balcony with a PVC window at the top, and the balcony area does not have a double brick wall at the bottom.
We also install tiles, frames and doors, etc.
Change of old pipes: sanitary pipes with copper pipe and drains with PVC pipe.
Tiled of floor and walls.
Change of distribution with construction of partitions.
Change of old pipes, replacing them with copper sanitary pipes and PVC drains.
Comprehensive bathroom renovation(including the change of distribution), with tiling and installation of a shower tray, screen, toilet, sink with lower wardrobe and mirror.
Toilet: demolition of one partition, expansion of surface and construction of another partition, turning it into a bathroom. Tiling, shower tray installation, screen, toilet, lavabo, etc.
Supply and placement of interior doors, installed and fully finished with jambs and new pre-frames included.
Supply and placement of new armored entrance door, with pre-frame replacement, fully finished and topped.
Supply and placement of AC-5 laminated platform throughout the area without tile, upon acoustic insulating blanket.
Supply and placement of plinth all over the perimeter where the floor has been installed.
New electrical installation throughout the apartment by corrugated tube independent for each service, including electrical panel and circuit breakers, according to regulations.
Light points: one point of light per room; four points of light in the hallway; four in the living room; one point of light in bathroom and two in the kitchen.
Replacing of radiators by new aluminium ones, including new faucets (we do not replace the gas heater because the building has a central heating system).
Supply and placement of PVC insulating windows with CORTIZO profile, white color, double glazing and with aluminum electrical shutter.
The windows, aluminum made and originals of the house(without termal bridge break or doublé glazing), had a deplorable state. We changed them by modern PVC windows (white inside and grey on the outside), with five insulation chambers, double glazing with butiral and argon gas chamber of the CORTIZO THERMOTEC leading brand with 5 insulating chambers, galvanized steel reinforcements and double-glazed. Turn and Tilt wigwag system, hinges, ironworks and fittings Roto Frank of the highest quality that guarantee its perfect functioning for decades with a very comfortable degree of comfort.
Most of them are angular, from ground-to-ceiling zero-level assemblies that require high precision in measurement, manufacturing and installation to make the sealing perfect.
To reduce the heat input from the outside we have installed glass with low emissivity treatment (glass treated with silver oxide) that reduce up to 80% the amount of heat (infrared rays) that enters the house. This treatment blocks the infrared radiations, that are the ones that transport the energy of sunlight, without limiting the amount or tonality of light that enters.
In addition we have used double-glazed with ARGÓN gas, instead of air in the sealed chamber among the two glass sheets, in order to achieve a noticeable lowering of the coefficient μ. The explanation is simple physics: the transmission of cold - heat from one glass sheet to another is produced by the internal currents that exist in the sealed chamber among glazings. Argon is a heavier gas than air and, therefore, taking longer to heat up or cool down, currents and thermal transmittance will be lower. The result is that we get a coefficient μ significantly lower.
Installation of False ceiling using plasterboard throughout the apartment upon galvanized steel profiles and with thermal and acoustic insulating interior material. In bathrooms and kitchen, damp-proof plasterboard is used.
The apartment featured a mixture of gotelé, multi-layered wallpaper, paint on wallpaper. In addition, the walls were curved, with concavities and convexities, misaligned.
For decades, the gotelé has been used to conceal the finishing imperfectionsthe. But the current style of clean walls and straight lines requires a perfect finish. So we decided to remove the old coat of coating, apply plaster on the walls to cover imperfections and smooth them in order to obtain a homogeneous surface.
We cover the cracks, smooth the walls and then apply a primer. Afterwards, three paint hands are spread.
When choosing the color of the paint, we offer the customer a table of colors - from which two or three are chosen - and a sample is applied to the wall so that the customer gets a plausible idea of the colors and makes the final choice.
The materials: doors, wooden floor, tiles and bathroom equipment, etc. Has been bought by the client. we give the customer the opportunity to the the materials, so that if he wishes he can choose the supplier and even buy them himself to benefit from possible discounts.
Finally we deliver the apartment completely clean. Ready for start living.
