We are located on the outskirts of Greater Bilbao, specifically in the neighborhood of Neguri, belonging to the municipality of Guecho (Getxo) and adjoining the municipalities of Algorta, Berango, Lejona (Leioa), Astrabudua (Barrio de Erandio), etc. The owner has recently acquired this apartment and wants to adapt it to her taste and needs. The house has origin with three bedrooms, a bathroom, and partially unified kitchen and living room. His idea is to eliminate the obsolete stained glass window that divides the kitchen from the living room, unify two rooms to create a large master bedroom and renovate the rest of the house.
Here are the work being done:
Demolition by manual means, emptying, transport to clean recycling point and recycling rates payment.
Two rooms have been unified by the demolition of the partition that separates them and construction of a brick wall on one of the aold access doors.
In the kitchen, part of the partition is demolished leaving a height of 1.20 m.
The main entrance to the building, staircase, lift, etc (common areas) areas that can be marked with the racking of debris and material have been protected.
No action is taken, except the aforementioned of the partition.
The septum was left topped by its top and the edge to the ceiling, leaving the part facing the hallway painted.
Comprehensive bathroom reform, with tiling and installation of a bathtub and a shower tray, screen, toilet, sink with lower wardrobe and mirror (materials supplied by the customer; our enterprise is responsible for hauling and assembly).
Plumbing pipes installation is replaced completely. We install copper pipes for sanitary hot and cold water supply and PVC pipes for drains.
Supply and placement of four pre-frames for interior doors. Installation of white lacquered interior doors.
In the bathroom, part of the bathroom partition is demolished to place in its place a case: metal structure that will house a sliding door for it to be embedded. Installation also of a white lacquered door.
It is topped up inside and out in a way that looks like one more septum.
Supply and placement of new armored entrance door with pre-frame replacement. It is completely finished both sides, outside and inside.
Supply and installation of laminated wooden floor on insulating blanket.
Supply and installation of DM skirting board all over the perimeter where the laminated wooden floor has been installed.
The existing electrical installation is obsolete and dangerous because it does not comply with current regulations.
Regarding the new electrical installation, we start with the installation of new corrugated tube throughout the apartment (an independent and direct line for each service, be it this lighting, general plugs, oven, washing machine, etc.), embedded by the walls and hidden in the false ceiling.
We never use old conductions (sometimes in lead material) because we have neither guarantees of their condition or thickness, nor that the electrical wire can be torn, ripped or damaged when inserted through the old tubes.
Subsequently we introduce the new electrical wire, with different sections depending on its destination (lighting, oven, etc.).
Regarding the electrical panel, we install a new one with a differential circuit breaker (to protect people’s life) and its independent magneto-thermic circuit breakers(to protect electrical installation and household appliances) for each service, according to regulations.
Solera brand switches were chosen by the client.
Supply and installation of aluminum radiators replacing the current ones in the living room and hall, as well as a electric towel dryer in the bathroom.
Replacing the radiators includes modifying the valves of each radiator.
Supply and installation PVC insulating windows with CORTIZO profile, white with white aluminum shutters (see specifications).
The current windows are in a deplorable state. The new windows are installed using polyurethane throughout the perimeter as a sealing and insulatign element.
As we have said, we have changed the windows throughout the house. We have installed pvc windows of the CORTIZO THERMOTEC leading brand with 5 insulating chambers, galvanized steel reinforcements and double-glazed. Turn and Tilt wigwag system, hinges, ironworks and fittings Roto Frank of the highest quality that guarantee its perfect functioning for decades with a very comfortable degree of comfort.
To reduce the heat input from the outside we have installed glass with low emissivity treatment (glass treated with silver oxide) that reduce up to 80% the amount of heat (infrared rays) that enters the apartment. This treatment blocks the infrared radiations, that are the ones that transport the energy of sunlight, without limiting the amount or tonality of light that enters.
In addition we have used double-glazed with ARGÓN gas, instead of air in the existing chamber among the two glass sheets, in order to achieve a noticeable lowering of the coefficient μ. The explanation is simple physic: the transmission of cold - heat from one glass sheet to another is produced by the internal currents that exist in the sealed chamber among glasses. Argon is a heavier gas than air and, therefore, taking longer to heat up or cool down, currents and thermal transmittance will be lower. The result is that we get a coefficient μ significantly lower.
Installation of the false plasterboard ceiling in the hall upon galvanized steel profiles and with thermal and acoustic insulating interior materials.
Similarly, in the bathroom, using damp-proof plasterboard.
The apartment featured a mixture of gotelé, wallpaper in several layers, paint on wallpaper. In addition the walls were curved, with concavities and convexities, misaligned.
For decades, the gotelé has been used to conceal the finishing imperfections. But the current style of clean walls and straight lines requires a perfect finish.
So we decided to remove the old coats of coating, apply plaster on the walls to cover imperfections and cracks, polish and smooth them in order to obtain a completely homogeneous surface.
Previously, we have plastered all the gaskets of the plasterboards and the ceiling of the apartment, sanding everything afterwards. To carry out this work we have used an electric device called the giraffe.
And then we apply a primer. Afterwards, we paint all the walls and ceilings with three mate white painting coats to achieve a perfect finish.
When choosing the paint color, we offered the customer a table of colors, of which two or three were chosen and a sample was applied on the wall so that the customer got a plausible idea of the colors and made the final choice.
Finally, we deliver the apartment to the client completely clean. Ready for start living.
The customer was completely satisfied with the final result, the fulfillment of the promised deadlines and the treatment received by our company.
